Building own house is still a big dream for many people due to multiple factors I wish I was very lucky on these criteria, as my parents helped me with it. I have gained numerous experiences in building homes with expected budget. It was really a tough job to track the work progress and manage the construction budget. Based on some of my experiences, I have a few points to be alert to with your home construction.
Civil Engineer - These are the person we first consult with to start and get the idea of our dream house construction possibility and its budget. Since we are in initial stage, we have no idea of construction work which finds most benefit for engineers to tell we can do that we can do this. But actual was different most of the times. Please note these are my personal opinion only. He will visit the site only once in a week. But before giving the project to them we must need to inform them clearly engineer should need to be complete responsible for construction work to finishing work. We should need to maintain the good relationship with them until our project gets over.
Also, they will support us in every possible way all we need to do for them is to release the payment for them on time even the work was in pending. Engineer team will expect this we have to aware and be strict on it.
Worker - since they are working in the daily wages, they have no responsibility of completing the job. All they do is passing the time however on the end of day they will get paid. To inspect the proper work going on site we need to stay in site and get the work from labors. Since I went to job during this time I didn't get chance of inspect it. I definitely know I lost many funds here.
Money Here we entered into the most important thing. Without this our dream house will be nothing. Please note engineer will provide approximate quote of the project don't believe it. those values will be only 50% of your actual one. at initial point I strongly believed that engineer quote will be final one. But as I said it was only fifty percent. So be ready to get loan from your know source.
